Most homes in White Settlement were built between the late 1940s and the early 1980s, when the city grew quickly as a residential community for workers at nearby defense plants. Those homes now range from 40 to 75 years old, and the concrete in them - driveways, garage floors, sidewalks, and patios - is largely original. All of it has been sitting on Tarrant County clay soil that expands and contracts with every wet and dry season. According to Texas A&M AgriLife Extension, expansive clay soils cause more damage to structures in Texas than any other natural force, and White Settlement homes are squarely in the zone where that movement is most pronounced. White Settlement also gets the same seasonal weather extremes as the rest of the DFW area - summers that push above 100 degrees Fahrenheit, spring storms with hail, and occasional hard freezes like the one in February 2021 that caused widespread concrete spalling and surface damage on driveways and exterior slabs across the city. Homeowners who have not addressed the damage from that event are likely dealing with concrete that is degrading further every year, particularly at spots where surface water pools and re-freezes during cold snaps. Lake Worth lies just to the north, and residents are familiar with the seasonal moisture swings that come with proximity to a reservoir - wet springs that saturate the clay soil, followed by dry summers that shrink it back.
